The Walloon Government confirms the approval of the new business village Quantum Biospace, developed by BVI.EU in Wavre Nord

Aug 29, 2025

After reviewing the appeals lodged against the unified permit initially granted by the Walloon Region in January 2025, the Walloon Government has confirmed, on 16 August 2025, the authorisation enabling the developer BVI.EU to move forward with its new business village project, Quantum Biospace, in Wavre. A flagship initiative for Walloon Brabant and Wallonia, this project combines R&D, production, biopharma, SME spaces and services for innovative businesses.

Wavre, 29 August 2025 – Real estate developer BVI.EU, a leading reference in commercial and semi-industrial real estate with extensive experience in Build-to-Suit projects, announces a major milestone for its flagship development, launched in 2021 on a site spanning more than 17 hectares in Wavre:
The regional authorities have now confirmed the unified permit for Quantum Biospace – a next-generation business village designed to host activities in research and development, life sciences, technology, and SME production and logistics.

In parallel, BVI.EU has completed the first offices in its energy-positive and carbon-neutral building in Wavre, which still offers several available spaces.

Quantum Biospace: a tailor-made environment for growing companies

Quantum Biospace is the result of a call for projects initiated by the City of Wavre in 2021 to develop a strategic land reserve in the northern business zone in partnership with a private developer.

The government’s decision to confirm the permit marks a decisive step towards the realisation of this major project, which includes state-of-the-art laboratories, production and office spaces, warehouses, and service facilities for businesses – such as restaurants, hotels, and conference areas – all within a high-quality environment tailored to corporate needs.

With its unique positioning in Belgium and its high added value, Quantum Biospace will become a strategic anchor point within the European innovation network and a catalyst for a thriving ecosystem of researchers, entrepreneurs, and investors.

Since submitting the application in 2023, BVI.EU has been actively conducting pre-marketing operations, which have already generated significant interest and demonstrated strong confidence in the long-term commercial success of the project.

A strong signal for innovation and the regional economy

By confirming the building permit, the Walloon Government sends a clear message of support for strategic sectors such as research & development, biopharma, and SMEs.
This decision not only validates the strength and relevance of the Quantum Biospace project but also highlights its role as a catalyst for innovation and economic growth in the region.

A decisive step forward for a visionary project

The confirmed authorisation represents a crucial advancement for this strategic development, initiated by BVI.EU in 2021.

Conceived as a comprehensive ecosystem, Quantum Biospace will offer 71,000 m² of tailor-made infrastructures designed to meet the specific needs of companies in the biotech, deep-tech, and biopharma sectors, including:

  • 25,500 m² of offices, laboratories, and clean rooms
  • 32,500 m² of production, storage, and logistics areas
  • 5,500 m² of corporate service spaces (restaurant, conference centre, hotel, etc.)

Thanks to its scale, architectural quality, and strategic location – near Brussels and major academic and industrial hubs – the project aims to become a central anchor for high-growth enterprises.

The confirmation of this permit by the Government reflects the shared vision we hold with the Walloon authorities: to build today the real estate environment that will enable the innovation of tomorrow to emerge, grow, and shine on a European scale. Quantum Biospace was designed to meet the needs of growing companies looking for innovative solutions to expand their activities within a sustainable and collaborative framework.
